COMPASS POINTS TO BURSWOOD
A four level office complex located in the Perth growth area of Burswood and devised for a
major global corporation is for sale with a projected year one tenancy income of $1.48 million.
The Compass project, with benchmark sustainability and design ratings as a core requirement,
has a net lettable floor area of 3,090 sq metres, with two basements and a ground level café
adjacent to the main entry foyer and offices.
The head tenant, a company that currently operates in 55 countries, employs 388,000 people
and generated global operating revenue of $24 billion in 2008, has pre-committed to 80 per cent
of the office space for a minimum 10 years as its new WA headquarters.
The design allows for its prescribed accommodation requirements and future expansion
capacity.
A Development Application for the project, situated on the corner of Goodwood Parade and
Vivian Street, has been lodged with the Town of Victoria Park.
Compass is superbly located, offers modern design, and features high environmental
standards, commented Tony Staveley, the principal of Balance Corporate Property, which is
developing the project for sale.
It is targeting a Greenstar rating of 4 and a NABERS rating of 4.5. We are estimating a net
annual rental in year one of $1.477 million, excluding GST and outgoings, and will guarantee
the vacant office area rental exclusive of GST and outgoings for one year after completion.
As has been widely acknowledged, Burswood is a district that is in the throes of converting
from old industrial sites to a precinct offering modern office and residential developments, with a
Council that is enthusiastic about attracting investment.

The site is 200 metres from the local rail station, three stops from the Perth CBD and 350
metres from the intersection of the Great Eastern Highway and Graham Farmer Freeway, Mr
Batt said.
Mr Staveley added: One of the great things about Burswood is its closeness to important
facilities - 3.9 kms from the Perth GPO; 6.25km from Perth Airport and 400 metres from the
Swan River.
The Perth office market continues to represent a mood of confidence. Growth within the CBD
and near suburbs for new projects is being supported by the significant drivers of the resource
sector and the need for high quality, sustainable, near City projects.
There is no doubt that Perth is growing in stature as a major Australian and increasingly South-
East Asian commercial business hub.
