North Queensland is no doubt one of the best regions in Australia for investment and lifestyle with

several major industrial projects underway and as a result a rapidly expanding population. These

properties are in the heart of the Northern Economic Triangle between Townsville, Mt Isa and

Bowen and yet isolated from the industrial activity. Over $900M in the next three years is to be

spent on the expansion of the Abbott Point coal loading facility near Bowen. Several more

artificially replenished with water from the Burdekin Falls Dam. The district is Australia's richest

sugar producing area and also the mango and melon capital. It is a bird watcher's paradise with 280

species of birds recorded. 

These properties are on the foreshores of Upstart Bay on the lee of Cape Upstart giving protected

waters and magnificent views of Cape Upstart National Park 10 kilometres to the East. Upstart Bay

is a marine park protected area however there is a habitat protection zone which allows bait netting,

diving and photography, crab trapping, limited collecting, limited spear fishing (snorkel only) and

line fishing. Traditional use of marine resources and trolling is allowed for approximately 1000

metres from shore before entering the Great Barrier Reef Marine Park.

Whitsunday group of islands and Townsville, 42km South of Ayr and 55km North of Bowen.


The Opportunity

There are two separate owners offering the four adjoining titles. It is possible to purchase the titles

as a whole, individually or in any combination that suits.  


Parcel A                                                                                                                                                

Approximately 782 metres of freehold beach frontage on the foreshores of Upstart Bay.

Two adjoining freehold titles, both are zoned Rural and are in the Whitsunday Regional Shire - 

Lot 22 on Crown Plan SB85 is 69.84 hectares (172.57 acres) 

Lot 23 on Crown Plan SB85 is 54.7 hectares (135.16 acres). 


Lot 23 has 271 metres of beach frontage & lot 22 has 511 metres of beach frontage. According to

the Department of Natural Resources guide lines, improvements are allowed within 80 metres of the

beach for a total 782 metres. Lot 23 also has 500 metres of creek frontage to RM Creek along the

Western boundary.

Approximately 70% of Lot 23 and Lot 22 is untouched wilderness (100% along the beach is

untouched) with the remainder away from the beach being open black soil plains.

Adjoining the Northern Western boundary is the Rocky Ponds National Park and on the Southern

boundary is Parcel B with 1.8 kilometres of beach frontage around to the mouth of Molongle Creek.


Parcel B

Approximately 1800 metres of freehold beach frontage on the foreshores of Upstart Bay.

Two adjoining freehold titles, both are zoned Rural and are in the Whitsunday Regional Shire- 

Lot 10 on Crown Plan SB81 is 116.2 hectares (287.13 acres) 

Lot 9 on Crown Plan SB81 is 66.92 hectares (165.36 acres)


Lot 10 has 1.8 kilometres of beach frontage and 1042 metres of creek frontage along Molongle

Creek. Lot 9 has 679 metres of creek frontage along Molongle Creek. A boundary re-alignment

could be done, with Council permission, to allow Lot 9 to have beach frontage if required. 

According to the Department of Natural Resources guidelines improvements are allowed within 80

metres of the beach front on the first 300 metres on the Northern end of the beach (adjoining Parcel

A) then must be back 400 metres from the beach front for the remaining 1500 metres.

Lots 9 and 10 are mostly untouched wilderness.


Services

There is 4.6km of gazetted road access to the beach from the Bruce Highway with 3km of the road

formed. Three phase power is to the boundary of Lot 9. The nearest known bore is outside the

boundary and supplies the Molongle Creek Caravan Park on the opposite side of the creek It is

approximately 25m (80 feet) to water and pumps approximately 2300 litres/hr (600 ga/hr) via an

electric pump. An alternative water source may be to access the Water For Bowen scheme which is

a state government scheme transferring water from the Burdekin River in the North to Bowen

further South. Construction has not started as yet and is not due for completion until 2011/2012.

launching 9m vessels and the Molongle Creek Caravan Park are on the opposite side of the creek

mouth. Gumlu is a small community on the Bruce Highway 4.6km from the boundary of Lot 9 and

Lot 22 and has a Primary school, small shop, tavern and postal agency.
